No offer, no rate, no guarantee

Program descriptions are general. Overlays change. Investor rules change. Property types that worked last year may not work this year. We do not publish rates or APRs on these pages on purpose. Calculators, including the cost planner, are estimates. They are not pre-qualifications and not underwriting.

All loans are subject to underwriting approval. Some products are not available in all states. NewBuild construction marketing on this domain is limited to Tennessee, Virginia, North Carolina, South Carolina, Georgia, and Kentucky. Not New York. Additional licenses may exist at the parent. We will not invite construction business outside the six-state list.

Do not misuse the site: no scraping that harms the host, no injecting malware, no pretending to be Tim Arrowood, no uploading viruses to a form that does not exist yet. Do not send other people's identity documents to our email. Do not use the contact paths to harass staff or dealers.

If you are a builder or dealer, the partner page is the working relationship. These terms still apply. We may refuse to work a packet that is dishonest about site work or foundation.

Intellectual property

The NewBuild name, the Option 1 logo lockup used on this site, and the copy on these pages are used with authority for this construction brand. You may not copy the site as a template for another lender. You may quote short passages with credit for news or education. Photographs on this site are used with permission for NewBuild. Do not treat them as stock you can reuse on a dealer website without permission.

Third-party marks (Google, HUD, VA, FHA, and others) belong to those parties. Use on this site is for identification.

Accuracy and updates

We try to keep pages honest. We do not guarantee completeness. Construction lending is a moving target. If a page and a licensed originator disagree, believe the originator sitting with current guidelines, then ask us to fix the page.

Links to other sites leave our control. We are not responsible for their content. Review links go to the Arrowood Team Google profile. Social links go to Arrowood Team properties. That is the same team, not a hidden second company.

Limitation of liability

To the extent allowed by law, American Pacific Mortgage, Preferred Rate, the Arrowood Team, and NewBuild as a brand name are not liable for damages arising from your use of this informational website, including decisions you make after reading a page and paying for plans without a free consultation. Mortgage origination, if it happens, is governed by the loan documents and required disclosures, not by a blog paragraph.

These website terms are governed by the laws of the United States and, as to non-federal issues, Tennessee, without picking a fight about conflicts of law. Venue for disputes about the website itself, as opposed to a loan, is the appropriate court serving Washington County, Tennessee, unless a consumer protection statute requires otherwise. Loan documents, if any, will have their own governing-law clauses. Those win for the loan.
