The companies and the names

You will see a few names on this site. NewBuild is the construction lending program. The Arrowood Team is the people who run it and the name on the Google Business Profile. Preferred Rate is the DBA you are looking at on email and on many disclosures. American Pacific Mortgage Corporation is the licensed entity, NMLS #1850. NewBuild is not a separate company.

Tim Arrowood, NMLS #393468, is the originating branch manager on the public construction door. Other licensed originators may sit on the Arrowood Team. We will not invent a NewBuild-only loan officer. We will not publish fake names, 555 numbers, or a construction inbox that is not in use.

Where NewBuild invites construction business

Tennessee, Virginia, North Carolina, South Carolina, Georgia, and Kentucky. Not New York. The parent company may hold licenses in additional states. This website does not solicit construction loans in those additional states and does not solicit in New York. State pages: Tennessee, North Carolina, Virginia, Georgia, South Carolina, Kentucky.

License lists change. Confirm current individual and company licenses on NMLS Consumer Access rather than treating a marketing page as the registry. If a state is not one of the six, assume NewBuild construction is the wrong door until a licensed person tells you otherwise in writing.

What we will not print

Specific rates, APRs, and payment examples that would turn an educational page into a rate advertisement. Guarantees of approval, savings, or closing timelines. Fake testimonials. Fake volume statistics. A claim that NewBuild is its own licensed company. Superlatives we cannot support. Overlay numbers that are not current.

The cost planner is labeled as an estimate. Refinancing may cost more over the life of the loan. That sentence is also in the footer because it is true. Construction pages that imply you should plan to refinance mid-build are describing a failure mode, not a product.
