Spartanburg, SC construction loans
Spartanburg · Boiling Springs · Inman · Duncan · Lyman · Landrum · Woodruff
Spartanburg County's manufacturing growth has brought new buyers looking for land and a home of their own. We finance the land, the build, and your permanent mortgage in one loan, and we start with a conversation, not an application.
Building in the Spartanburg area
Spartanburg sits on the I-85 corridor, home to BMW's manufacturing plant and a growing base of suppliers and distribution centers. Many of the buyers we talk with keep a plant or healthcare job here and build on land in Spartanburg or neighboring Cherokee and Union counties.
Their homes are often modest site-built homes or manufactured and modular homes on land they own.

What to check first when you build here
Who issues your building permit
Inside the city of Spartanburg, the city handles permits. In unincorporated Spartanburg County, the county does, and some towns have their own permit offices. Confirming your lot's jurisdiction is step one.
Septic approval comes first
Septic permits in South Carolina come from the South Carolina Department of Environmental Services (SCDES). You apply online, an SCDES inspector evaluates the site, and the resulting Permit to Construct is valid for five years. Without it, the county can't issue your building permit.
Rock in Upstate soil
Above the state's Fall Line, which includes the Upstate, rock in the soil often keeps inspectors from finishing a soil test with a hand auger. That can mean extra digging, or an alternative system, so get the septic evaluation done early.

FAQ
Frequently asked questions
Can I get a construction loan here if your office is in Johnson City?
Yes. We work across six Southeast states, and most of our clients work with us entirely by phone, video, and email.
I work at the BMW plant. Does that change the loan?
Your employer doesn't change which programs are available. What matters is your income history, your credit, and the project itself. Steady plant income is common among our borrowers.
Is rock a problem for septic in the Upstate?
It can be. Above South Carolina's Fall Line, rock often keeps inspectors from finishing a soil test by hand, which can mean extra digging or an alternative system. Getting the septic evaluation done early protects your budget.
Can you finance a manufactured home on land I own here?
Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
