Gainesville, GA construction loans

Hall County lots often come with a well, a septic system, and North Georgia grades. We finance the land, the build, and your permanent mortgage in one loan, and we start with a conversation, not an application.

Building in the Gainesville area

Gainesville sits on Lake Lanier at the edge of North Georgia, with healthcare, manufacturing, and the poultry industry as major employers. Many of the buyers we talk with build on land in Hall County or neighboring Banks, Jackson, and White counties.

Their homes are often modest site-built homes or manufactured and modular homes on land they own, frequently on a well and septic system.

What to check first when you build here

Septic approval comes first

In unincorporated Hall County, if your lot will be on septic, you must get Hall County Environmental Health's review and a valid septic permit before applying for a building permit. If you'll have a well, the well permit is applied for at the same time.

Septic permits expire

Georgia septic permits are valid for 12 months from the date they're issued and can be renewed once. Time your septic permit so it stays valid through the start of construction.

Who issues your building permit

In unincorporated Hall County, the county's Building Inspections Division issues permits, and you can apply online. Inside a city, like Gainesville, Oakwood, or Flowery Branch, the city's permit office handles it. Manufactured home permits also require a state-licensed installer.
