What we hear from buyers like you

A tight down payment shouldn't be the reason you don't build.

If you keep striking out on homes in your price range, you're not imagining it. Decent options at the lower end of the market are hard to find, and inspections turn up work you didn't budget for. Building, or placing a manufactured or modular home, can get you what you actually want.

What usually gets in the way isn't your credit or your down payment. It's not knowing this path exists.

What FHA construction does for you

One loan covers your land, your build, and your mortgage.

A lower down payment, and more room on credit scores and debt-to-income, than most conventional construction loans. One closing covers the land, the build, and the permanent mortgage when your deal qualifies.

Land you already own can be your down payment

Land equity often covers some or all of your required down payment. No land? A modest amount saved works too. We'll look at your actual situation, not assume it has to be cash.

Flexible on credit and debt-to-income

Our minimum credit score for FHA construction financing is 580. FHA is also often more flexible on debt-to-income than conventional loans, which is why some borrowers with strong credit choose it for more room in the budget. We'll look at your actual numbers on the first call.

Who this loan is, and isn't, a fit for

We'll tell you straight. This is general information, not an eligibility determination for your specific situation.

Often a strong fit if you
  • Have a down payment from land or savings. Equity in land you already own or inherited, or a modest amount saved.
  • Have a credit score of 580 or above. We'll look at your actual score, not a cutoff you've guessed at.
  • Have strong credit but want more budget room. FHA can allow more debt-to-income room than conventional loans.
  • Have a licensed builder or dealer, or want help finding one. We can share builders and dealers we've worked with before.
  • Are building your primary residence. Site-built, modular, or manufactured.
What can slow things down, and how we help
  • Need to close quickly? We'll give you a realistic timeline on your first call so you can plan around it.
  • Builder or dealer new to FHA? We walk them through the approval steps early, so it doesn't become a delay.
  • Land with loose ends? We help you spot them early, so they don't surprise you later.
  • Credit score below 580? We'll look at your full picture.

What this looks like in practice

Barndominium · Chuckey, TN

Two home purchases fell through, so they built their own instead.

As first-time buyers, Kay and Eddie used family gift funds for their down payment and built a roughly $331,000 barndominium with one FHA loan.

Read their story

Kay and Eddie came to us as first-time homebuyers hoping to buy an existing home. They went under contract twice but weren't happy with what was available in their price range, so they started looking at building instead. After they found land, their first builder turned out to be unfamiliar with turnkey barndominiums and the draw process a construction loan requires, and eventually backed out. Rather than risk losing the property, they secured a land-only loan to buy it and used the extra time to handle some site prep themselves. They then partnered with Summertown Metals, closed on their FHA one-time-close loan using gift funds from family for the down payment, and have since moved in.

Modular · Tazewell, TN

They planned their move from California and built from 2,000 miles away.

Using the land they already owned as their down payment, Ken and Connie financed a roughly $327,000 modular home with one FHA loan.

Read their story

Ken and Connie were ready to leave California and build on land they already owned in Tazewell, Tennessee. Working with Clayton Homes of Kingsport, they chose a modular home and started the financing process with a bank in Kentucky, but communication was poor and their calls eventually went unreturned. That's when they reached out to us. Since Connie works remotely, the move didn't mean giving up her job, and the couple handled much of the process from across the country. Their land's value served as their down payment rather than cash savings. They completed their FHA one-time-close loan, made the move east, and are now settled into their new home.

Manufactured · Rutledge, TN

Splitting their land added time, but it didn't stop their build.

Pete and Susan carved a homesite out of land they already owned and are building a roughly $284,000 manufactured home with one FHA loan.

Read their story

Pete came to us through a referral after working with four or five manufactured home dealers before landing on Clayton Homes of Alcoa. He and Susan owned a few acres with a small, older home already on the property, so they had the land surveyed and divided off a portion for their new home to sit on. Underwriting and the appraisal went smoothly, but the new survey brought several county reviews and sign-offs that took longer than anyone expected. Nobody did anything wrong; the process simply took time. Pete and Susan are now under construction on their FHA one-time-close loan.

FAQ

Frequently asked questions

What credit score do I actually need to build with FHA?
Our minimum for FHA construction is 580, and we work with a real range of scores. We'll look at your actual credit report on the first call. If you're below 580, reach out anyway.
Can I use land as my down payment, or do I need cash saved?
Either can work. Land you own or inherited, paid off or with equity, can often cover some or all of your down payment. If you don't have land yet, a modest amount saved works too.
Can FHA be zero down?
Usually not. FHA requires a minimum down payment, typically 3.5% with a qualifying credit score, but land you own may count toward it. Closing costs and prepaids still apply.
Do I have to be a first-time homebuyer to use FHA to build?
No. FHA isn't limited to first-time buyers, as long as the new home is your primary residence and you meet FHA guidelines. FHA generally allows one FHA loan at a time, so we'll check how your current home fits in.
Does this work for manufactured, modular, or a barndominium?
Yes, for site-built, modular, manufactured, and barndominium homes that meet FHA's requirements, sit on a permanent foundation, and are titled with the land as real property. See manufactured and modular.
How long does it take, from first call to breaking ground?
Usually months, not weeks. Builder or dealer readiness is the biggest variable, so having a home or builder picked out helps. We'll give you an estimate on your first call.
Is there a limit on how much I can borrow with FHA?
Yes. FHA sets a maximum loan amount by county. In most of the counties we serve, it's $541,287 for a one-unit home in 2026, and it covers your land, home, and site work together. If your project is larger, we'll talk through conventional or VA options on your first call.
