The situation

Your buyer is ready to build. The question is whether they can close.

A buyer walks in with a pre-approval letter and a lot. But a purchase pre-approval isn't a construction loan structure, and finding that out after the design deposit is spent costs everyone time and money.

Then there's the build itself. Some lenders qualify the buyer and disappear when the first inspection is due. When draws run slow, your subs wait, your schedule slips, and you end up explaining the loan to your own customer.

We explain first, then we stay. And we won't go around you to the buyer with a different story than the one you sold.

What this changes

What changes for your business

Know before the deposit

Send the buyer before you take a design deposit. We tell you whether they can close on your contract, so you are not building a relationship on a guess.

Draws that keep the job moving

Predictable requirements beat surprise holdbacks. A dedicated construction person works the draws, so you are not teaching the loan again every cycle.

A loan team you can recommend

Your buyer remembers who sent them to us. A smooth loan makes you look good, from the first call to the final draw.

How we work with builders

What we need from you, and what we handle

What we need from you
  • A contract that matches the house. The price, plans, and specs your buyer is actually building.
  • Licensing and insurance. Your state license, plus current general liability and workers' compensation coverage.
  • A draw schedule tied to work in place. Draws that map to completed phases of the build.
  • Honesty about allowances. What the plans left out, and where allowances could run over.
What we handle
  • Builder review, early. We review your licensing, insurance, and track record up front, so paperwork doesn't stall the loan mid-project.
  • An appraisal based on plans and specs. Not an existing structure, so the value is set before the build starts.
  • Every draw, through the final one. Funds release as each phase is completed and inspected, and we stay in contact with you throughout.
  • Straight answers for your buyer. Including the hard ones, like change orders: once the loan closes, the amount is set, so changes are generally paid out of pocket.

Run a deal by us

Not sure a buyer will work? Run it by us.

A buyer with a purchase pre-approval who wants to build. Land that needs a survey or a split. A custom plan, a barndominium, or a credit picture you're not sure about. Tell us the situation, and we'll give you an honest read on whether it can work and what it would take.

No names or paperwork needed. Just the situation.

The agreement

What you can expect from us

✓

You get a prompt initial assessment

If it's a path we can do, we'll tell you what it takes. If it isn't, we'll tell you that and point you toward what fits, rather than sitting on it.

Clear ownership at every stage

You'll know who has the loan and what comes next, with updates as it moves, including funding updates you can forward to your manager.

✓

We won't go around you

We won't go to your buyer with a different story than the one you sold. If something isn't workable, you'll hear it while you can still redirect the job.

✓

We don't disappear at closing

We stay engaged through delivery, setup, inspections, and the final draw.

All loans subject to approval. Equal Housing Lender.

Programs

What we do, and how we'll route what doesn't fit

VA is usually where the conversation starts. We also do FHA and conventional one-time close.

VA one-time close

Usually where the conversation starts. Eligibility, entitlement, and construction-period interest handled up front. Subject to full qualification. VA construction loans.

FHA one-time close

For the buyer building without a large down payment. Down payment figures refer to the down payment only; closing costs and prepaids still apply. FHA construction.

Your buyer doesn't need a parcel yet

Send them before they go looking. We'll work up what they may qualify for, so they know the total and what's left over for land and site prep. A buyer shopping with a number in hand tends to find something that works.

Subject to full qualification.

FAQ

Frequently asked questions

How do draws work on a site-built home?
Funds release in scheduled draws as each phase of the build is completed and inspected. A dedicated construction person on our team works every draw, through the final one, and stays in contact with you throughout. No lender can promise a calendar date, but our requirements are predictable, so you know what each draw needs.
What do you need from me as a builder?
A contract that matches the house, your state license, current general liability and workers' compensation insurance, and a draw schedule tied to completed phases of the build. We review your paperwork early, so it doesn't stall the loan later.
Can my buyer use land they already own?
Often, yes, and it can help with their down payment. The title, value, and site readiness still have to check out, so have them bring the deed details to the first call.
What if I've never worked with a construction lender?
That's fine. Approval, documentation, and inspection requirements are learnable, and we walk you through them before closing. Finding them out at the first draw is how jobs stall, so we cover it up front.
Do you work with barndominium and post-frame builders?
Yes. A barndominium is a build type, not a loan program, and it can work with VA, FHA, or conventional financing. See barndominium construction loans.

Send us a buyer

Send them to us. We'll take great care of them.

If your buyer owns land or is buying some, and it's anywhere close to a one-time close, send them to us. We'll sort out which way it should go. That's our job, not yours.

Your message reaches the whole team, so it isn't sitting with one person. Read client and partner reviews.

Send us a buyer

We just need enough to reach your buyer. You don't need to sort anything out first; we'll take it from here.
