Why so many veterans hear "no"

You've already done the hard part. The loan shouldn't be what stops you.

Many veterans are told VA construction loans don't exist. They do. Without knowing that, you can end up in a conventional or bank construction loan, bringing more money to closing.

The other risk is a lender who has the product but hasn't finished many. When a VA construction loan drags on, the land can slip away and your builder can move on to other jobs.

The difference is experience. Not who has the product on a rate sheet, but who has closed and finished these loans for people in your situation.

Is this for you?

Who this loan is, and isn't, a fit for

We'll tell you straight. This is general information, not an eligibility determination for your specific situation.

Often a strong fit if you
  • Are eligible for VA benefits. As an active-duty service member, veteran, or eligible surviving spouse.
  • Own land, or are buying it. The land can be part of the same transaction, in one of the six states we serve.
  • Have a licensed builder, or want help finding one. We can share builders we've worked with before.
  • Are building your primary residence. Site-built, modular, manufactured, or barndominium-style.
What can slow things down, and how we help
  • Need to close quickly? We'll give you a realistic timeline on your first call so you can plan around it.
  • Builder new to VA? We walk them through the approval steps, and if they won't complete them, we can share builders who have.
  • Land with loose ends? We help you spot them early, so they don't surprise you later.

Site-built · Jonesborough, TN

A 62.5% debt ratio didn't automatically end their plans to build.

With a 651 credit score and a roughly 62.5% debt ratio, they used VA underwriting to finance a roughly $560,000 custom build on land they already owned.

Mike and Brenda weren't sure a VA one-time-close loan was even available until a banker friend referred them to us. They owned their land and wanted to build a custom home before selling their existing house, but a 651 credit score and roughly 62.5% debt-to-income ratio made traditional financing difficult. Using the flexibility of VA underwriting, they secured a roughly $560,000 one-time-close construction loan and completed the home. They've since moved in, listed their previous house, and plan to use the sale proceeds to pay down consumer debt and their new mortgage.

Modular · Kingsport, TN

They bought roughly 17 acres and built their home with one VA loan.

One VA loan covered a $275,000 land purchase and a modular home, about $547,000 in total, with no separate land loan.

Read their story

Scott and Renee wanted to purchase $275,000 in land and build on it without navigating separate land and construction loans. Because the land represented such a large share of the project's value, they chose a modular home over a manufactured home to better support the property's overall appraised value. Their VA one-time-close loan funded the land purchase at the initial closing, then construction over the following months. The completed project appraised successfully, and they moved in with a total loan of roughly $547,000 after an optional down payment to keep the balance and payment where they wanted them.

Manufactured · Kingsport, TN

His land equity helped him build with no money due at closing.

Land he already owned covered his closing costs, so he financed a roughly $220,000 manufactured home with no money due at closing.

Read their story

Tyler, a younger veteran, already owned land that had been gifted to him and wanted to place a new double-wide on it while keeping his existing home for the time being. The land's value offset the closing costs and prepaid items, letting him complete a roughly $220,000 VA one-time-close loan without bringing money to closing. When an unexpected issue came up running power to the new home, the construction loan funded that work through a direct payment to the local power board rather than routing it through the dealer. Tyler completed the home while keeping the flexibility to sell or rent his previous residence afterward.

FAQ

Frequently asked questions

Can I use my VA benefit for a construction loan if I've already used it to buy a house?
In most cases, yes. If you've paid off your previous VA loan, your entitlement is typically restored. If you still have one, you may have remaining entitlement depending on your county. We can pull your Certificate of Eligibility on the first call.
Does this work for a manufactured, modular, or barndominium build, or only site-built?
Yes. We've closed VA construction loans for site-built, modular, and manufactured homes, and structured them for barndominium-style builds, when the home meets VA's requirements and is titled as real property. See the real builds above, and manufactured and modular.
What if my builder has never worked with VA before? Can they still build my home?
They can. They'll need VA builder approval before construction, with their license, insurance, and a list of completed projects. We've helped several builders through it, and starting early keeps it from becoming a delay.
I already own my land. Does that change how the loan works?
Usually it helps. Equity in land you own can often count toward your down payment, and an existing land loan gets factored into the structure. See building on land you already own.
How long does the whole process take, from first call to breaking ground?
Usually months, not weeks. Builder readiness is the biggest variable, so having a builder and a basic site plan helps. We'll give you an estimate on your first call.

Not a veteran? FHA construction or conventional construction may be a better fit, or start with a free consultation (opens in a new tab) and we'll help you find the right program. First-time veteran builders can also read building for the first time, and after you move in, refinancing stays within the same team.
