Southwest Virginia
Virginia construction loans
From Abingdon to Norton, our team in nearby Johnson City finances land and construction across Southwest Virginia. A Virginia lot follows Virginia rules, and we know them. We start with a conversation, not an application.
Building in Virginia
Our Virginia work centers on the southwest corner of the state, where many buyers build manufactured, modular, or modest site-built homes on family land or rural acreage, often with a well and septic system.
Even if you live, work, or shop in Tennessee, a lot in Virginia follows Virginia's permitting and septic rules.

What to check first when you build in Virginia
Who issues your building permit
In Virginia, independent cities like Norton and Bristol run their own building departments. Counties issue permits in unincorporated areas and in most towns, though some towns, like Abingdon, handle their own. Confirming your lot's jurisdiction is step one.
Septic and wells work differently here
In Virginia, the site evaluation and system design for a new septic system or private well are done by a licensed private-sector professional, and the Virginia Department of Health reviews and permits them. Plan for that step, and its cost, early.
Driveways and modular homes
A new driveway onto a state-maintained road needs an entrance permit from the Virginia Department of Transportation. Modular homes must carry a Virginia Industrialized Building Certificate.

Construction loan programs in Virginia
We offer VA, FHA, and conventional one-time close construction loans, so your land, construction, and permanent mortgage are covered by one loan with one closing.
- VA construction for veterans and active duty
- FHA construction when you're building with a smaller down payment
- Conventional construction when you have strong credit and a down payment
2026 loan limits in most of the Virginia counties we serve (one-unit home)
Southwest Virginia counties use the national baseline; Northern Virginia counties have much higher limits. Limits are set each January by HUD and the FHFA, and your actual loan amount depends on your qualifications and the appraised value.
FAQ
Frequently asked questions
Do I need to visit your Johnson City office?
No. Most of our clients work with us entirely by phone, text, video, and email. You're welcome to visit by appointment.
I live in Tennessee, and my land is in Virginia. Which rules apply?
Virginia's. The state your land is in decides the permit office, the septic process, and the rules that apply to your loan.
Is VA construction available in Virginia?
Yes. Eligible veterans and active duty can use a VA one-time close construction loan in Virginia. See VA construction loans.
Can you finance a manufactured home on land I own?
Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
