Fort Campbell's Kentucky side

Kentucky construction loans

Our Kentucky work centers on Christian County and the Fort Campbell area. If your land is in Kentucky, Kentucky rules apply, and we know them. We start with a conversation, not an application.

Building in Kentucky

Fort Campbell straddles the Tennessee and Kentucky line, and many soldiers, veterans, and military families shop both sides. For a construction loan, the state your land is in decides the rules.

Many of the buyers we work with in Kentucky build on rural land in Christian County, often with a manufactured or modular home or a modest site-built home.

What to check first when you build in Kentucky

Who issues your building permit

In Kentucky, local building departments handle residential permits. In Christian County, that's the joint Hopkinsville-Christian County Community and Development Services, and Oak Grove has its own inspector.

Septic approval

Under Kentucky law, local health departments issue septic permits on behalf of the state. In Christian County, that's the Christian County Health Department.

Manufactured homes and state inspection

Kentucky's Department of Housing, Buildings and Construction oversees manufactured home inspection, with state inspectors assigned by county. Your dealer and installer will work within that state process.

FAQ

Frequently asked questions

Do I need to visit your Johnson City office?

No. Most of our clients work with us entirely by phone, text, video, and email. You're welcome to visit by appointment.

I'm stationed at Fort Campbell. Is my loan a Kentucky or Tennessee loan?

It depends on where your land is. Christian County land is Kentucky, and Montgomery County land is Tennessee. Where you're stationed doesn't change it.

Is VA construction available in Kentucky?

Yes. Eligible veterans and active duty can use a VA one-time close construction loan in Kentucky. See VA construction loans.

Can you finance a manufactured home on land I own?

Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
