Building in the Winston-Salem area
Winston-Salem's economy centers on healthcare, education, and finance. Many of the buyers we talk with keep a job in the city and build on land in Forsyth County or neighboring Stokes, Davie, and Yadkin counties.
Their homes are often modest site-built homes or manufactured and modular homes on land they own.

What to check first when you build here
One office for city and county permits
Winston-Salem and Forsyth County share a joint Inspections Division, part of the city-county Planning and Development Services department at 100 East First Street. It serves the city, unincorporated Forsyth County, and several smaller towns, so most buyers deal with one permit office.
Septic and wells
In North Carolina, the county health department acts for the state on septic systems. It issues an Improvement Permit and a Construction Authorization, and the county can't issue your building permit without that Construction Authorization. You can also hire a private Authorized On-Site Wastewater Evaluator.
Budget for the land, not just the house
Wells, driveways, and grading are where builds most often go over budget. We build those costs into your loan from the start. The cost planner gives you an early estimate of the full project.
