Mountains and the Piedmont Triad
North Carolina construction loans
From Asheville and Boone to Greensboro and Winston-Salem, our team finances land and construction across North Carolina with one loan and one closing. We start with a conversation, not an application.
Building in North Carolina
In the mountains, building usually means slope, a well, and a septic system on a rural lot. In the Piedmont Triad, many buyers build on land just outside the city with a home from a local dealer or builder.
Either way, the land and the site work matter as much as the house, and we build them into your loan from the start.

What to check first when you build in North Carolina
Who issues your building permit
Cities issue permits inside city limits, and counties handle unincorporated areas. Some areas share an office: Winston-Salem and Forsyth County run a joint inspections division. Confirming your lot's jurisdiction is step one.
Septic approval comes before your building permit
In North Carolina, the county health department acts for the state on septic systems. It issues an Improvement Permit and a Construction Authorization, and the county can't issue your building permit without that Construction Authorization. You can also hire a private Authorized On-Site Wastewater Evaluator.
Steep lots may need an engineer
In the mountains, slope rules can apply. For example, Buncombe County has a steep slope and high elevation overlay, and Asheville requires a geotechnical report from a North Carolina engineer for steeper lots.

- VA construction for veterans and active duty
- FHA construction when you're building with a smaller down payment
- Conventional construction when you have strong credit and a down payment
2026 loan limits in most of the North Carolina counties we serve (one-unit home)
Most North Carolina counties, including the ones we serve, use the national baseline; a few higher-cost counties have higher FHA limits. Limits are set each January by HUD and the FHFA, and your actual loan amount depends on your qualifications and the appraised value.
FAQ
Frequently asked questions
Do I need to visit your Johnson City office?
No. Most of our clients work with us entirely by phone, text, video, and email. You're welcome to visit by appointment.
Do I need septic approval before my building permit?
Yes, if your lot isn't on public sewer. In North Carolina, the county health department's Construction Authorization is required before the county will issue your building permit.
Is VA construction available in North Carolina?
Yes. Eligible veterans and active duty can use a VA one-time close construction loan in North Carolina. See VA construction loans.
Can you finance a manufactured home on land I own?
Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
