Bristol, TN and VA construction loans
Bristol, TN · Bristol, VA · Bluff City · Blountville · Abingdon · Piney Flats
State Street runs along the Tennessee and Virginia line, so the first question for a Bristol build is which state your land is in. Our team in nearby Johnson City works on both sides, and we start with a conversation, not an application.
Building in the Bristol area
Downtown Bristol is two cities in two states. For dinner on State Street, that doesn't matter. For a construction loan, it does: the state your land is in decides who issues your building permit, how septic approval works, and which state's rules apply.
Many of the buyers we work with here build manufactured, modular, or modest site-built homes on land outside the downtown area, in Sullivan County, Tennessee, or Washington County, Virginia.

What to check first when you build here
First, confirm which state your land is in
Bring your tax card or parcel ID to your consultation. If your lot is in Tennessee, Tennessee permitting applies. If it's in Virginia, Virginia rules apply.
Who issues your building permit
In Bristol, Tennessee, the city's Development Services office issues combination building permits, and Tennessee contractor licensing applies. In Bristol, Virginia, permits come from the city's Building Inspection Department at City Hall, 300 Lee Street, under Virginia's statewide building code. Outside city limits, check with the county your land is in.
Septic works differently in each state
In Tennessee, septic permits for Sullivan County go through TDEC's Johnson City Environmental Field Office, which evaluates the site itself. In Virginia, the site evaluation and system design for new construction are done by a licensed private-sector professional, and the Virginia Department of Health reviews and permits the system. Plan for that step, and its cost, early.

FAQ
Frequently asked questions
I live in Bristol, Virginia, and my lot is in Tennessee. Which state applies?
The state your land is in. Where you live doesn't change it. A Tennessee lot means Tennessee permitting and septic rules, even if your mailing address is in Virginia.
Can one loan cover a lot that crosses the state line?
It's uncommon, and it depends on the parcel. Bring your parcel information to your consultation, and we'll review it with you before you commit to anything.
Is a Bristol loan the same as a Johnson City construction loan?
The programs and the team are the same. What changes is the local permit office and, on the Virginia side, how septic approval works.
Do you have an office on State Street?
No. Our office is in Johnson City, about a half hour away. Most clients work with us by phone and video, and you're welcome to visit by appointment.
