Clarksville, TN construction loans
Clarksville · Woodlawn · Sango · St. Bethlehem · Cunningham · Oak Grove, KY
Fort Campbell sits on the Tennessee and Kentucky line, and many buyers shop both sides. If your land is in Tennessee, this is your page. We start with a conversation, not an application.
Building in the Clarksville area
Clarksville and Hopkinsville are often shopped in the same week. That's normal, but for a construction loan, the state your land is in decides the rules. A lot in Montgomery County is a Tennessee loan with Tennessee permitting.
Many of the buyers we work with here are active-duty soldiers, veterans, and military families. Construction takes months, so if you're on orders, tell us your timeline on the first call. We'll give you an honest read on whether building fits, and sometimes buying an existing home is the better choice.

What to check first when you build here
Who issues your building permit
Inside Clarksville city limits, the City of Clarksville's Building and Codes Department issues permits. Outside the city, the Montgomery County Building and Codes Department at 350 Pageant Lane issues them.
A one-time Adequate Facilities Tax
Before any residential building permit is issued, in the city or the county, Montgomery County requires a one-time Adequate Facilities Tax, paid at the county's Building and Codes Department. Build it into your budget.
Septic, driveways, and land splits
Septic permits go through the Tennessee Department of Environment and Conservation, and you can apply online. A new driveway onto a county road needs a road damage bond from the Montgomery County Highway Department. If your lot was split off after November 1, 1995, the plat must be recorded before the county will issue a permit.

FAQ
Frequently asked questions
I'm stationed at Fort Campbell. Do I use the Tennessee page or the Kentucky page?
Use the page for the state your land is in. Where you're stationed or which gate you use doesn't change it. Montgomery County land is Tennessee, and Christian County land is Kentucky.
Can I close before my next orders?
It depends on your timeline. Construction takes months, and the schedule depends on your land, builder, and permits. Tell us your dates on the first call, and we'll give you an honest estimate.
What is the Adequate Facilities Tax?
It's a one-time Montgomery County tax that must be paid before a residential building permit is issued, inside or outside Clarksville city limits. We'll include it in your project budget.
Does Austin Peay or Fort Campbell income help?
Your employer doesn't change which programs are available. What matters is your income history, your credit, and the project. Military income and allowances are common in our VA loans.
Do I have to drive to Johnson City?
No. Our clients near Fort Campbell work with us entirely by phone, video, and email.
