What usually goes wrong

Most barndominium budgets start with a number nobody checked.

Barndominiums are often seen as a lower-cost way to build, and they can be. Whether that holds true for you depends on your land, your finishes, and your local market.

You shouldn't have to become a construction loan expert to build a barndominium. That part is our job.

Plan ahead

Where the surprises usually come from

  • A shell price mistaken for a home price. The quote for the building isn't the cost of a finished home. Interior framing, plumbing, electrical, HVAC, and finishes are a big share of the total, and they're often priced last.
  • Cost and value are two different numbers. What you spend to build and what the finished home appraises for aren't the same. It's worth understanding that gap before you commit.
  • Site work priced too late. The driveway, grading, well, septic, and utilities are where rural builds most often go over budget.
  • A financing answer that never quite arrives. Barndominiums raise questions a typical build doesn't. Meanwhile, the land, the deposit, and the timeline are all waiting.

What you get

A construction loan built around how a barndominium goes up

✓

One closing

Your land, construction, and permanent mortgage in a single transaction, with one set of closing costs instead of two.

✓

You qualify once, up front

You qualify at the start, before ground is broken, not again after the build is finished.

✓

A draw schedule that fits the build

The shell is a large, early expense. We work with your builder on a draw schedule that reflects that.

✓

The whole number, early

The shell, interior buildout, and site work in one figure, before you commit to land, a supplier, or a plan.

How the loan is put together

One contract for the shell and the finished home

A construction loan is based on one complete, fixed price for a finished home. For a barndominium, that means your builder quotes the shell and the interior buildout together, as one turnkey price. It's the same standard we use for any construction loan, and it lets you see the whole cost before you commit, instead of discovering the interior number later.

One thing to know early: owner-builder and do-it-yourself arrangements aren't eligible, so the interior needs to be finished by your licensed builder.

The appraisal

Will it appraise? It usually depends on your area.

An appraisal relies on comparable sales: similar homes nearby that sold recently. Where those sales exist, a barndominium appraises much like any other home. Where they don't, the appraiser has less to work with, and that's something most buyers are never told plainly.

Barndominiums have become much more common across the rural Southeast, and many markets now have real sales data behind them. Either way, it's a question worth asking early, while all your options are still open. The longer walk-through is how a barndominium appraisal works. Appraised value is set by a licensed, independent appraiser and can't be known in advance. All loans are subject to appraisal and underwriting approval.

Real builds

A barndominium we financed

Kay and Eddie set out to buy an existing home and built a barndominium with Summertown Metals (opens in a new tab) instead.

Barndominium · Chuckey, TN

Two home purchases fell through, so they built their own instead.

As first-time buyers, Kay and Eddie used family gift funds for their down payment and built a roughly $331,000 barndominium with one FHA loan.

Read their story

Kay and Eddie came to us as first-time homebuyers hoping to buy an existing home. They went under contract twice but weren't happy with what was available in their price range, so they started looking at building instead. After they found land, their first builder turned out to be unfamiliar with turnkey barndominiums and the draw process a construction loan requires, and eventually backed out. Rather than risk losing the property, they secured a land-only loan to buy it and used the extra time to handle some site prep themselves. They then partnered with Summertown Metals, closed on their FHA one-time-close loan using gift funds from family for the down payment, and have since moved in.

FAQ

Frequently asked questions

Can a barndominium actually be financed?

Yes. A barndominium built as your primary home, on land you own or are buying, can be financed with a one-time close construction loan, and we've closed them. VA, FHA, and conventional options are all available. The specifics depend on your situation, your plans, and your property.

Can I finish the inside myself to save money?

Not with our construction loans. Owner-builder and do-it-yourself arrangements aren't eligible, so the work needs to be done by your licensed builder under the construction contract. It's a common plan for barndominiums, so it's worth knowing early.

How do draws work when the building itself is the biggest cost?

Because the shell is a large, early expense, draw schedules for barndominiums are often weighted toward the front instead of spread evenly. We work directly with your builder on a schedule that fits how your home is built. During construction, you pay interest only on the money that has been drawn.

I already own my land. Does that help?

It can. Equity in land you own can often count toward your down payment, which may lower what you bring to closing. If you still owe on the land, we factor that into the loan. See you already own the land.
