Asheville, NC construction loans

Building around Asheville usually means a mountain lot, a well, and a septic system. We finance the land, the build, and your permanent mortgage in one loan, and we start with a conversation, not an application.

Building in the Asheville area

Many of the buyers we talk with work in Asheville and build on land out in Buncombe County or neighboring Madison and Henderson counties. On those lots, slope, the well, and the driveway often decide the budget more than the house does.

Since Hurricane Helene, questions about steep slopes, drainage, and flood risk matter even more. We'll help you plan for them before you commit.

What to check first when you build here

Who issues your building permit

Inside Asheville city limits, the City of Asheville handles permits. Elsewhere in the county, Buncombe County's permits and inspections office does. Towns like Black Mountain and Weaverville have their own rules too, so confirm your lot's jurisdiction first.

Steep slopes may need an engineer

Buncombe County has a Steep Slope and High Elevation Overlay for lots in unincorporated areas. Inside Asheville, lots with slopes of 36% or more, or in mapped slope-hazard areas, need a geotechnical analysis by a North Carolina engineer before a building permit is issued.

Septic and wells

In Buncombe County, the county's Environmental Health division issues septic and new well permits, and you'll need septic approval before you can get a building permit. You can also hire a private Authorized On-Site Wastewater Evaluator.

FAQ

Frequently asked questions

Can I get a construction loan here if your office is in Johnson City?

Yes. We work across six Southeast states, and most of our clients work with us entirely by phone, video, and email.

Does a steep lot need extra approval?

It can. Inside Asheville, steeper lots and lots in mapped slope-hazard areas need a geotechnical report from a North Carolina engineer before a building permit. In unincorporated Buncombe County, a slope and elevation overlay may apply. We'll build that cost into your budget.

Is VA construction available near the Asheville VA Medical Center?

Yes. Eligible veterans and active duty can use a VA one-time close construction loan in Buncombe County and across North Carolina. See VA construction loans.

Can you finance a manufactured home on land I own here?

Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
