South Carolina's Upstate
South Carolina construction loans
From Greenville to Spartanburg, our team finances land and construction across South Carolina's Upstate with one loan and one closing. We start with a conversation, not an application.
Building in South Carolina
Our South Carolina work centers on the Upstate along the I-85 corridor, where manufacturing and healthcare jobs have brought steady demand for new homes. Many buyers build on land just outside Greenville or Spartanburg.
Their homes are often modest site-built homes or manufactured and modular homes on land they own, frequently on a septic system.

What to check first when you build in South Carolina
Who issues your building permit
Cities and some towns issue permits inside their limits, and counties handle unincorporated areas. Confirming your lot's jurisdiction is step one.
Septic approval comes first
Septic permits in South Carolina come from the South Carolina Department of Environmental Services (SCDES). You apply online, an SCDES inspector evaluates the site, and the resulting Permit to Construct is valid for five years. Without it, the county can't issue your building permit.
Rock in Upstate soil
Above the state's Fall Line, which includes the Upstate, rock in the soil often keeps inspectors from finishing a soil test with a hand auger. That can mean extra digging or an alternative system, so get the septic evaluation done early.

Construction loan programs in South Carolina
We offer VA, FHA, and conventional one-time close construction loans, so your land, construction, and permanent mortgage are covered by one loan with one closing.
- VA construction for veterans and active duty
- FHA construction when you're building with a smaller down payment
- Conventional construction when you have strong credit and a down payment
2026 loan limits in most of the South Carolina counties we serve (one-unit home)
Upstate counties use the national baseline; some coastal counties have higher FHA limits. Limits are set each January by HUD and the FHFA, and your actual loan amount depends on your qualifications and the appraised value.
FAQ
Frequently asked questions
Do I need to visit your Johnson City office?
No. Most of our clients work with us entirely by phone, text, video, and email. You're welcome to visit by appointment.
How long is a South Carolina septic permit good for?
The Permit to Construct from SCDES is valid for five years. If you're buying land now and building later, that gives you time, but plan to build within that window.
Is VA construction available in South Carolina?
Yes. Eligible veterans and active duty can use a VA one-time close construction loan in South Carolina. See VA construction loans.
Can you finance a manufactured home on land I own?
Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
