Greenville, SC construction loans
Greenville · Greer · Simpsonville · Mauldin · Travelers Rest · Fountain Inn
Many Upstate buyers build on land just outside the city, in Greenville County or the neighboring counties. We finance the land, the build, and your permanent mortgage in one loan, and we start with a conversation, not an application.
Building in the Greenville area
Greenville is the heart of the Upstate, with healthcare, manufacturing, and corporate jobs along the I-85 corridor. Many of the buyers we talk with keep a job in the city and build on land in Greenville, Pickens, Anderson, or Spartanburg County.
Their homes are often modest site-built homes or manufactured and modular homes on land they own.

What to check first when you build here
Who issues your building permit
Inside the city of Greenville, the city handles permits. In unincorporated Greenville County, the county does, and towns like Greer, Simpsonville, and Mauldin have their own permit offices. Confirming your lot's jurisdiction is step one.
Septic approval comes first
Septic permits in South Carolina come from the South Carolina Department of Environmental Services (SCDES). You apply online, an SCDES inspector evaluates the site, and the resulting Permit to Construct is valid for five years. Without it, the county can't issue your building permit.
Rock in Upstate soil
Above the state's Fall Line, which includes the Upstate, rock in the soil often keeps inspectors from finishing a soil test with a hand auger. That can mean extra digging, or an alternative system, so get the septic evaluation done early.

FAQ
Frequently asked questions
Can I get a construction loan here if your office is in Johnson City?
Yes. We work across six Southeast states, and most of our clients work with us entirely by phone, video, and email.
How long is a South Carolina septic permit good for?
The Permit to Construct from SCDES is valid for five years. If you're buying land now and building later, that gives you time, but plan to build within that window.
Is VA construction available in Greenville County?
Yes. Eligible veterans and active duty can use a VA one-time close construction loan in Greenville County and across South Carolina. See VA construction loans.
Can you finance a manufactured home on land I own here?
Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
