Tennessee construction loans
Our team works from 119 Boone Ridge Road in Johnson City and finances construction across Tennessee, from the Tri-Cities to Knoxville to Clarksville. We start with a conversation, not an application.
Building in Tennessee
Tennessee is our home state. Many of the buyers we work with here build manufactured, modular, or site-built homes on land they own, often in East Tennessee's mountain and rural counties, where a well, septic system, and driveway are part of every project.
We also work with many veterans, from the Tri-Cities to Fort Campbell's Tennessee side near Clarksville.

What to check first when you build in Tennessee
Who issues your building permit
It depends on where your lot is. Cities issue permits inside city limits, and counties handle unincorporated areas. In Tennessee counties without a local building department, the state handles residential permits. Confirming your lot's jurisdiction is step one.
Septic approval comes early
In most Tennessee counties, septic permits go through the Tennessee Department of Environment and Conservation (TDEC), and you can apply online. A few counties, like Knox, run their own septic programs through the county health department.
Use a licensed contractor
In Tennessee, a project valued over $25,000 must be built by a state-licensed contractor. Your builder's license and insurance are part of what we review early.

Construction loan programs in Tennessee
We offer VA, FHA, and conventional one-time close construction loans, so your land, construction, and permanent mortgage are covered by one loan with one closing.
- VA construction for veterans and active duty
- FHA construction when you're building with a smaller down payment
- Conventional construction when you have strong credit and a down payment
2026 loan limits in most of the Tennessee counties we serve (one-unit home)
Most Tennessee counties use the national baseline; some higher-cost metro counties have higher FHA limits. We'll confirm yours. Limits are set each January by HUD and the FHFA, and your actual loan amount depends on your qualifications and the appraised value.
FAQ
Frequently asked questions
Do I need to visit your Johnson City office?
No. Most of our clients work with us entirely by phone, text, video, and email. You're welcome to visit by appointment.
Do you work in every Tennessee county?
We help with eligible projects across Tennessee, not just in the cities listed here. Whether a project works depends on the land, the home, and your qualifications, so tell us your county on the first call.
Is VA construction available in Tennessee?
Yes. Eligible veterans and active duty can use a VA one-time close construction loan across Tennessee. See VA construction loans.
Can you finance a manufactured home on land I own?
Yes. When the home sits on a permanent foundation and is titled as real property together with land you own or are buying, it can be financed with a one-time close construction loan. Homes on rented land are financed differently.
